One of our favorite parts of being in this industry is getting to work with so many different people during one of the most important events in their life. We thought it would be fun to start a new segment where each month, on our blog, we give you a behind-the-scenes look at one of our recent real estate transactions. A lot goes into every house sold and every home purchased, that most of the time, you do not get to see. We thought we would kick things off with a couple that really put their trust in us when they chose to list their Raleigh townhome when they already had an iBuyer offer.
A Little Background…
Our sellers are long-time clients that were referred to us by another client that we had worked hard for. We met them when the wife was pregnant with her first child and they were thinking of moving. They now have two young kids and were busting at the seams in their two-bedroom, three-bathroom townhome. They now were really ready to move.
The sellers had an iBuyer offer on the table but our team leader, Renee, encouraged them to let us do the math on this. She thought we could get them much more than the iBuyer was offering. They were worried about not accepting the offer because they did not know if they would be able to get their home ready to show with two young children and a lot already on their plate. They also did not know if they would be able to sell their home and find a new home, all at the same time.
Our team put together a comprehensive budget, including additional mortgage costs, to compare a true apples-to-apples deal, and they decided to go with us.
The sellers spent less than $2,000 in out-of-pocket costs to get the townhome ready to go to market, and it was worth it.
While We Were Working on Their House, We Were Also Searching for Their New Home
The sellers wanted to find a home in Cary or North Raleigh that was under $350,000. In today’s market, this is a tough find but we leveraged our network, and our relationship with other agents, and found them just what they were looking for.
Six Days
From the time the sellers moved out to the time we got their home ready to show on the market, was just six days. This was very important, as they needed to sell their house as soon as possible so they would not be paying two mortgages. From the time they moved out to the time their home closed, was just 30 days—one mortgage payment.
SOLD! For $20,000 More Than the iBuyer Offer
The townhome was only on the market for one day before we got an offer that was $20,000 more than the iBuyer offer.
Where the Blind Trust Comes In…
Getting a house ready for showings is always a big undertaking, especially when you have two young children. Our client had to have a lot of trust in us to be willing to not accept the iBuyer offer and instead, prepare their home for showings.
We were able to paint a very clear picture for them and we took every dollar into account. We got very hands-on with staging their home and they gave us free rein to do things as we saw fit. With this trust, we were able to do the things we knew they needed to get top-dollar for their home.
