Renee here! 🙋♀️ It’s no secret that the real estate market is competitive these days, so it brings me great joy when our team is able to match our clients with a perfect-for-them home while also selling their house. A lot goes into every house sold and every home purchased that, most of the time, you do not get to see, so I thought I’d share some behind-the-scenes looks at one of our recent real estate transactions. Read on to see how my team and I worked hard to make housing dreams come true for multiple people.
Over List Price: 1539 Battery Drive, Raleigh
Last summer, I was at a dinner with my friends and clients, Kriss and Mary. While we were having dinner, they started to talk about their desire to move out of Downtown Raleigh and head to Durham. They felt it would ease their work commutes and they were ready for a change of scenery. We talked more about interest rates, the cost of waiting to buy their new house, and the real estate market in general. Through our conversation, they came to the conclusion that this might be the best time to take advantage of the market in Raleigh and sell their house, plus find a new one in Durham. Kriss and Mary already had their sights set on a certain neighborhood in Durham, so finding a home in that neighborhood that worked with their timeline was extremely important to them.
While I was searching for Kriss and Mary’s dream home in Durham and discussing how we should prepare their home for the market, another one of my buyer clients, Stephan, closed on a home in Durham in the exact neighborhood that Kriss and Mary wanted to be in. A professional friend of mine, Brandon, who is also a REALTOR®, reached out to me to see how the appraisal had gone at the home Stephan was buying. Brandon and I had collaborated before and we have mutual respect for one another and the business we do. Through that conversation with Brandon, I found out that he was about to put his personal home on the market and it just happened to be in the same Durham neighborhood. I told him that I might have the perfect buyer for him—Kriss and Mary!
Brandon was building a new home and was in no rush to move out. This made it easy for us to spend time getting Kriss and Mary’s home ready to list. We were able to do an extended closing of four months and did a seller possession after closing for another 60 days. This way, Brandon had time to complete the new home he was building and Kriss and Mary had time to sell their house before they moved into the new one. Kriss and Mary were also able to lock their interest rate in.
Deciding on a Listing Price for Kriss and Mary’s House
When I initially talked with Kriss and Mary in January to discuss the home value for their current house, they were ecstatic with $475,000. Fast forward to March and we evaluated numbers again (we always do that prior to creating a history of the property), and we suggested a list price of $525,000—Kriss and Mary were shocked! After quite a bit of discussion, we agreed to move forward with that plan. It worked perfectly, and the ultimate selling price was $585,000. They listened to our staging plan, did what was needed on the house, and it showed very well. They were inconvenienced with just two days of showings that resulted in 10+ offers and a free 45-day possession—and it all worked out even better than we had planned. They were settled in their new off-market home, didn’t have to get into a bidding war, and secured an amazing price on their home. (Oh, and they were able to close with a competitive interest rate before they started ramping up!)
There are so many random connections that happen in each real estate transaction and this is a great example of that. I was able to use my 22+ years of experience and relationships to create a win-win situation for everyone.
