Did You Know You Can Be Represented in a “For Sale by Owner” Transaction?

Homes that are not listed for sale with a REALTOR® may not appear on the MLS and, most of the time, they do not show up on other home sites, either. “MLS” stands for “multiple listing service” and is a computerized listing of the homes for sale in an area listed with a REALTOR®. Only REALTORS® are granted access to their local MLS and while this is usually a great resource to find homes in a certain price range, it is not the only way we search for a home for you.

Our team has in-depth knowledge of the entire Triangle area and we look everywhere possible to find a home that will fit your needs. Most “FSBOs” (for sale by owner properties) use yard signs, social media, and word of mouth to let people know their home is for sale. This can make it difficult for you to find out about them but if we find one that’s a good fit for you, we’ll be sure to include it in your next home search.

Even though the seller is choosing not to use an agent in a FSBO listing this does not mean that you cannot use an agent. When we act as a buyer’s agent, we do our best to limit your costs of representation. While most FSBO sellers are willing to work with a buyer’s agent in terms of compensation, we are happy to work with you as the buyer to devise a structure that allows you to still benefit from representation without having to pay out of pocket directly in the rare case that the seller isn’t agreeable.
