What do I do with old electronics?

My printer, my photo frame, and several small electronic items have been piling up. More so because I didn’t know what to do with them and knew I couldn’t just put them in the trash can. You all know I love rules!!! I guess after passing the pile in the garage multiple times along with my early spring cleaning bug, I FINALLY got motivated to figure out what the heck I should do with all of these things. It was like navigating thru a maze. And I realized several of you are probably wondering the same thing, so will help you out & save you some time on the research!

If you are in the City of Raleigh you can schedule on certain days a free of charge pick up but there has to be a TV or computer involved and no more than 4 items. (Check out this page for pick up dates, scheduling & instructions.)

This method didn’t work for me so kept persevering on to rid myself of this mounting pile, which led me to these facilities that will recycle your old electronic items. This requires me traveling to these facilities but again it is FREE. Any Wake County resident may make use of these facilities:
SWS Yard Waste Recycling Center
900 N. New Hope Road Mon-Sat
7am-3pm only No TVs over 36″
Raleigh Public Works Administrative Office
400 W. Peace Street Mon-Fri
7am-4pm only No TVs over 36″
North Wake Multi-Material Recycling Facility
9029 Deponie Drive, Raleigh, NC 27614 Open Mon-Sat
8am-4pm only Large screen
TVs accepted
South Wake Multi-Material Recycling Facility
6130 Old Smithfield Road, Apex, NC 27502 Open Mon-Sat
7am-4pm Large screen
TVs accepted

If you are feeling especially lazy in Raleigh you can schedule a Special Load Pick Up for a minimum fee of $50.

If you are an Apex resident, you can drop off at Public Works facility located at 105 Upchurch Street between the hours of 7:30am – 4:30pm, Monday through Friday. But they do not take TV’s so head to the South Wake Landfill.

If you are a Cary resident, you can call to schedule a pickup of a computer for FREE, for other items there is a small charge. You can also go to Citizen’s Convenience Center located at 313 N. Dixon Ave. for no charge to drop off. Check out this page for more information.

If you are in Fuquay, the Electronic Recycling Convenience Center located at 820 S. Main Street behind the Fuquay-Varina Community Center and South Park is open for business. Citizens can dispose of televisions, computers, monitors, scanners, printers and other electronic waste for free.

Electronic waste curbside pick-up service is available for a $10 fee. Make the request and pay for the fee at the Finance Office located at 401 Old Honeycutt Road. Finance office hours on Mon.-Fri. 8 am – 5 pm

If you are a Holly Springs, Morrisville, or a Wake Forest resident, best I can find is go to one of the landfill facilities that recycles electronics.

If you specifically want to get rid of old mobile devices/cell phones, Verizon Wireless has a program that helps the environment by providing a safe way to dispose of unwanted electronic devices – and they even accept non-working devices and the parts will be recycled and used to generate funds for non-profit domestic violence advocacy and prevention agencies. Additionally, there is an incentive to receive a gift card with each donation. A great explanation of the program can be found here: http://www.verizonwireless.com/landingpages/device-trade-in/.

Hope that helps you navigate the maze of recycling your electronics! I am off to the Raleigh Public Works and taking back my garage!

Have a great week & as always if I can help you with anything real estate related give me a call!

Toll, Transponders & the Good of 540!

I know many many people are not too happy about the fact that we have a toll road right in the heart of where we live, especially since the toll is only applicable to the new section. 540 will serve as a well needed corridor to Apex & Holly Springs from the RTP/Durham area. I can only imagine the time it is saving several of those residents to what seems to be the mecca for our employment base. I know several of my clients have tweeted that the time savings is worth the toll expense they are paying, although I know it is costing most from Apex lunch out for the day. I live in Raleigh but do quite a bit of sales on the 540 side of Cary/Morrisville/Apex etc. I had NO idea how much I used 540 until I received my first bill. OUCH! That prompted me immediately to go ahead & purchase the sticker transponder. It was a fairly painless process, I created an account from the bill I received, put in my credit card info & a few days later the stickers arrived. You have to have one per car and I believe they will allow 5 cars on one account. Now I will not have to worry about bills in the mail as it will auto debit from the initial balance you have to put on ($20) & I will get an email statement once a month. As much as I don’t like to pay a toll as the next guy, getting to Apex was so easy last night after picking up my sister from the airport. Not to mention 40E was backed up because of a car fire and the normal rush hour traffic. If I had to take the traditional way it would have easily taken me 40+ minutes, taking 540 took us less than 20 minutes with no lights & no hassle!!! The NC Quick Pass saved me about $1 for just that trip…I say the $5 investment is worth it. I am definitely interested to see once the next section is open how much traffic is alleviated off of 40E bound! I hope it really makes a HUGE difference.

HGTV “Bang for Your Buck” & my claim to fame!

Who wouldn’t want to be on TV? After 400 applicants, a lengthy Q&A, a try out video and phone interview, I found out I was chosen after 2 months. I had the pleasure of working with Vern Yip and a stellar crew at High Noon Entertainment on behalf of HGTV for the show “Bang for Your Buck“. Two days of taping, talking, laughing and a final product of 30 minutes 2 months later and it was a wrap!
This was one of my favorite opportunities in real estate. I NEVER thought I would be on TV let alone a widely syndicated show on HGTV. I will admit I was a bit nervous, but I found out quickly I enjoyed being on camera. It was interesting learning about how cool & warm colors contrast on camera – apparently Vern’s colors & my colors didn’t jive to well.

This was after stressing about bringing three different outfits each day…I think I spent more than I made lol. I have to say it was weird having a camera about 3 feet from you & pretending it wasn’t there, infusing your personality (I forget I get in business mode!), & then audio wedged in your pants. I totally wish I had an outtake reel, at one house Vern & I were walking down the sidewalk and unfortunately I walked right off the sidewalk & met the bushes! Needless to say we all had a good laugh after they checked I was ok.We filmed a week or so before Christmas & the episode aired in February. I had just started dating my now husband about a month before so he had a crash course in meeting several friends & family members. The premier wouldn’t be complete without a party, so with only a week lead time we threw together a great party with an even better turn out. Oxford on Fayetteville Street was available to accommodate us on very short notice. We had a private family dinner with close friends before hand at Sitti, a short walk away. (Ironically this is where we ended up having our rehearsal dinner for our wedding!)
All in all, it was a surreal experience & one that I will never forget. Truthfully I would love to do again sometime.

Flipping homes – What this means to you as the buyer or seller!!!

There are sooooo many reasons why it is important to select an educated real estate broker and lender – the process of buying & selling has become more and more cumbersome. Educated is a key word because to be quite frank several real estate brokers & lenders don’t know the rules. This can make your experience go from a five star rating down to a one star.

With our market getting hotter, flipping properties is back on the scene. A lot has changed over the last few years & I thought this post was a great summary of things to look out for when buying a home that has been “flipped”. It also affects sellers as their profit margin may be compromised. Flipping is essentially an investor purchasing a property below market value, typically renovating it and then selling the home on the open market for a profit once complete.

This lender, Kevin Martini did a great job summarizing all the changes & thought I would pass along:

Buying & Selling flipped properties can be challenging in this market depending on the financing the Buyer if trying to get.
Conventional financing does NOT have an anti flip policy, but many lenders still apply their own rules.
Now FHA has a set of strict rules for financing flipped properties if the Seller is making more than 20% profit within 90 days of resale. Therefore, understanding the different financing rules that are in place today for Buyers and Sellers & flipped properties, is essential for success in today’s marketplace.Conventional Guidelines for Financing Flipped Properties
What many people do not know, is that conventional financing does not have an anti Flip policy, so there is no limit on the amount a profit a seller can make in any given amount of time when reselling a home.

What Buyers and Sellers needs to look out for, is lenders may apply their own set of “overlays”, which are rules a lender will apply on top of regular conventional underwriting guidelines to minimize their risk on the transaction. For example, there are some lenders who will ask for two appraisals, if the profit to the seller is more than 20% in less than 90 days for example.

Another issue that comes into play, is when a buyer needs to get financing over 80%, because now the Buyer has to qualify for private mortgage insurance (PMI). When mortgage insurance companies have to get get involved in the transaction, they may want to see more documentation to justify the appreciation on the property, so be prepared to document the value increase thoroughly with supporting documentation, or once again, a particular lender may ask for a second appraisal.

FHA Guidelines for Financing Flipped Properties

The FHA is definitely the program with the strictest rules. NOTE: The following rules apply to a property that is being resold within 90 days & there is more than a 20% profit to the seller.

*Not all of these rules apply to a flipped property that is being resoldafter 90 days.

1. 2nd Appraisal is required if > 20% profit within 90 days

The FHA requires a 2nd appraisal if there is more than 20% profit to the seller within 90 days of purchasing the property. The appraisal must clearly address the completed repairs and/or renovation to substantiate the increased value. The FHA does not allow the Buyer to pay for the 2nd appraisal.

2. A home inspection is required on all flips

A home inspection is required on all flips by the FHA. The inspector must have no interest in the property or relationship with the seller, and must not receive compensation for the inspection for any party other than the borrower. Usually any and all repairs that are listed on the inspection report will be called out by the underwriter to be fixed by the Seller.

3. Health & Safety repairs must be completed

Any health and safety repairs noted on the inspection report, not already called for by the appraiser, will be required to be repaired by funding, which means the appraiser will have to go back out to the property and take pictures or the repairs.

4. All transactions must be arms-length

All FHA flipped transactions must be arms-length, with no identity of interest between the Buyer and Seller or other parties participating in the sales transaction.

There are some lenders who do not allow the escrow company to be affiliated with the seller as this is an identity of interest. For example, sometimes the seller or the REO company who is selling the property will have an escrow company too, so this is not allowed by FHA lenders, so make sure this is checked up front if there is an affiliation with any two parties on the transaction.

5. A minimum 12-month chain of title is required

A minimum 12-month chain of title will be required on the preliminary title report to determine no pattern of previous flipping activity exists for the subject. If the property has been flipped twice in the past 12 months, it will not qualify for FHA financing.

Address All Concerns Upfront on a Property

A good idea is to address any concerns upfront on all flipped properties. A good rule of thumb for agents and buyers is to check the purchase date when the seller bought the property, as this will determine many of the rules above.

If the property is being resold within 90 days, this is usually where additional rules may apply, so make sure to ask the right questions.

What do you do with used cooking oil and grease?!

As we are getting into the holiday season of turkey fryers I thought this would be relevant!

Well I asked myself this same question after needing to dispose of 15 gallons of peanut oil!!! We fry turkeys every once in a while for NC State tailgates and family gatherings over the holidays.

Easiest option: City of Raleigh has a curbside collection service during November 1st thru January 15th. There are certain guidelines you do have to follow but MOST importantly you have to call to schedule a pick up!!! The number is 919-996-6890. I missed this one little detail thus making my life a bit more difficult and you guessed it I missed this collection window.

So on to the next option (and useful information to have for other items too!)…Wake County has two multi-material recycling facilities. One is located in Apex off HWY 55 just after 540 at 6130 Old Smithfield Road, the other is in North Raleigh off of Durant Rd by Falls River subdivision at 9037 Deponie Drive. There is also one Convenience Center that accepts cooking oil that is the one located at 5051 Wendell Blvd./Business 64, Wendell. For a full list of what you can dispose and/or recycle at these sites check out this handy dandy brochure from Wake County.

I always enjoy trying/finding new things to do in the area so here I am lugging 15 gallons of peanut oil in my trunk down to Apex. I backed up into this bay after following signs to get there & you literally dump the oil into a vat. Kind of gross and an interesting learning experience.

All in all the research took longer than trying to dispose of the cooking oil correctly. Hope this helps make your life just a bit easier!
